Commercial Roofing in Utah Since 1992

A1 Roofing provides commercial roofing in Utah, and our work spans residential, commercial and industrial properties. It includes houses of worship, such as the historic church we re-roofed in cedar shake, as well as federal buildings and state roofing projects.

Commercial roofs bring their own demands: large low-slope areas, rooftop equipment, drainage, and a building that stays in use during the work. We inspect the roof, explain your options and give you a clear estimate.

Roof Coatings

Silicone Roof Coating

A silicone roof coating is a liquid-applied layer that cures into a continuous, waterproof membrane over an existing low-slope roof. When the roof underneath is still sound, a coating can restore it without a full tear-off.

  • UV and Heat Resistance

Silicone holds up well to constant sun. Bright white coatings reflect sunlight, which lowers roof surface temperatures and cooling loads.

  • Ponding Water Resistance

Silicone resists breakdown from standing water better than many other coatings, which matters on flat roofs that drain slowly.

  • Works Over Many Roof Types

Coatings can go over metal, single-ply, modified bitumen, built-up and spray foam roofs once they're cleaned and repaired.

  • Less Tear-Off

Restoring a sound roof avoids the cost, noise and landfill waste of removing it.

  • Starts With an Inspection

Wet insulation, failed seams and damaged areas have to be fixed first. A coating can't save a roof that's failing underneath.

  • Can Be Recoated

When the coating wears, a fresh layer of silicone can go over it to extend the roof's service life.

Flat and Low-Slope

Flat and Low-Slope Roofs

Most commercial buildings have flat or low-slope roofs. They aren't truly flat: a slight slope moves water to drains, gutters or scuppers.

  • New and Replacement Roofs

    Flat Roof Installation

Low-slope roofs are covered with a membrane, such as TPO, EPDM or modified bitumen, or with a coating system. We'll recommend the right fit for your building and budget.

  • Leaks and Damage

    Commercial Roof Repair

From leaks around rooftop units to storm damage and failed seams, we find the source and repair it to protect the building.

  • Full Tear-Off

    Commercial Roof Replacement

When a roof is past restoring, we replace it with a durable system built for long-term performance.

Warning Signs

Signs Your Commercial Roof Needs Attention

  1. Ponding Water

Water that's still standing long after rain or snowmelt stresses the membrane and finds weak spots.

  2. Blisters and Cracks

Bubbles, cracks or splits in the membrane or coating let moisture into the insulation below.

  3. Open Seams

Seams that lift or separate are a common source of leaks on single-ply roofs.

  4. Leaks at Penetrations

Flashing around HVAC units, vents, pipes and skylights wears out and lets water in.

  5. Clogged Drains

Blocked drains, gutters and scuppers back water up onto the roof.

  6. Interior Stains

Stained ceiling tiles or damp insulation mean water is already inside.

Utah County Roofing Reviews

What Utah County homeowners and builders say about A1 Roofing.

I'm a general contractor and have used A-1 for years on all types of roofs. He responds quickly and gets the job done fast. His life-long knowledge of how to fix any roof problem is something I lean on and have grown to trust. He just completed another tough job for me on a flat, metal roof that had been repaired incorrectly twice before I (and Dave) got on the job. Using A-1 makes me look good to my clients.

Commercial Roofing FAQ

Is My Roof a Good Candidate for a Silicone Coating?

Good candidates are low-slope roofs that are still structurally sound, with dry insulation and no widespread damage. Metal, single-ply, modified bitumen and spray foam roofs are often coated.

If the insulation is saturated or the membrane has failed across large areas, replacement is usually the better choice. An inspection tells you which applies.

Are Flat Roofs Really Flat?

No. A flat or low-slope roof has a slight pitch that moves water toward drains, gutters or scuppers. When drainage fails, water ponds and shortens the roof's life.

Can You Coat a Metal Roof?

Metal roofs are common candidates for coatings. Rusted areas, loose fasteners and seams are treated first so the coating bonds and seals properly.

Do You Repair Storm Damage on Commercial Roofs?

Yes. Hail and wind damage commercial roofs too. We inspect the roof and repair the damage. Our storm damage and insurance claims page explains how the claim process works.

Is A1 Roofing Licensed and Insured?

Yes. We're fully licensed and insured, and our employees are covered by workers' compensation insurance.

Do You Offer Free Commercial Roof Inspections?

Yes. Every commercial project starts with a free consultation, where we inspect the roof and give you a clear estimate. Learn what an inspection covers on our free roof inspection page.
