Roof Inspection for Utah County Homes

Most roof problems start small: a cracked shingle, a loose piece of flashing, a seal that's drying out. A roof inspection in Utah County from A1 Roofing finds them while they're still simple repairs, and it's free.

Our 16-point inspection covers the roof surface, the details where leaks start and the attic underneath. You'll know your roof's condition, what needs attention now and what can wait.

What We Check

What a Roof Inspection Covers

We examine the entire roof, inside and out. These are the main areas we look at.

  • Shingles

Cracked, curled, blistered or missing shingles, granule loss, and moss or algae growth.

  • Flashing

Loose, rusted or cracked flashing where the roof meets chimneys, walls, skylights and vents.

  • Vents and Seals

Deteriorating seals and damaged boots around vents, pipes and chimneys.

  • Gutters and Drainage

Clogged or damaged gutters and downspouts, and water that isn't draining off the roof.

  • Roof Decking

Soft spots, sagging and signs of rot in the wood beneath the shingles.

  • Attic and Ventilation

Insulation, airflow, damp spots and water stains that point to leaks or ice dam risk.

How It Works

How Your Free Inspection Works

  1. Book Your Inspection

Call our office or fill out the short form to set a time.

  2. We Inspect the Roof

We check the roof surface, flashing, vents, gutters and attic, so you don't have to climb a ladder.

  3. Review the Findings

We walk you through what we found and explain what needs attention now and what can wait.

  4. Choose Your Next Step

That might be a small repair, routine maintenance, a full roof replacement or nothing at all for now.

Timing

When to Schedule a Roof Inspection

  1. After Severe Weather

Hail, high winds and heavy snow can damage a roof without obvious signs from the ground.

  2. Every 3 to 5 Years

Regular inspections catch wear before it turns into a leak.

  3. Before Winter

Snow and ice make small problems worse. Fall is the time to find and fix them.

  4. When You Spot a Leak

Water stains, damp insulation or dripping sounds mean water is getting in somewhere.

  5. Before Buying or Selling

A roof's condition affects a home's value. An inspection gives buyers and sellers a clear picture.

  6. An Aging Roof

Utah's dry heat ages asphalt shingles faster. Roofs over 15 years old deserve a closer look.

Maintenance

Preventative Roof Maintenance

Regular maintenance is the simplest way to extend the life of your roof. Resealing a vent or replacing a cracked shingle costs far less than repairing water damage in the decking and ceilings.

Check your roof and clean your gutters in spring and fall, before summer heat and winter snow. Keep trees trimmed back, keep attic vents clear and fix problems as soon as you find them.

Certification

Roof Certification

A roof certification is a roofing contractor's written assessment of a roof's current condition. It's most often requested when a home is bought, sold or refinanced.

We inspect the roof, document what we find and note any repairs it needs. If you're in the middle of a sale, call our office to talk through what your buyer or lender is asking for.

Free Roof Inspection FAQ

Is the Roof Inspection Really Free?

Yes. Our 16-point roof inspection is free. If your roof needs work, you'll also get a clear estimate.

Can I Inspect My Roof Myself?

You can check a lot from the ground and the attic: missing or curled shingles, granules in the gutters, water stains on ceilings and damp insulation.

We don't recommend climbing onto the roof yourself. Falls are a real risk, and a professional knows what to look for. Read our roof safety tips if you do go up.

Will an Inspection Find Storm Damage for an Insurance Claim?

Yes. If we find hail or wind damage, we document it with photos and measurements so you can decide whether to file. See how the process works on our storm damage and insurance claims page.

Why Does Attic Ventilation Matter?

Good airflow keeps the attic from overheating in summer and from trapping moisture in winter. Poor ventilation leads to ice dams, mold, rotted decking and shingles that age early.

Learn more in why proper attic ventilation is essential.

Can Regular Inspections Help My Roof Last Longer?

Yes. Catching a cracked shingle, a failing seal or a clogged gutter early keeps water out of the decking and insulation, which is what shortens a roof's life.

Do You Inspect Commercial Roofs?

Yes. Every residential or commercial project starts with a free consultation, where we inspect the property and give you a clear estimate. See commercial roofing for flat and low-slope roofs.
